Why September is still a good time to sell!

As the seasons start to change and we now enter Autumn, we are once again very busy with new enquiries. With the children back at school, and holidays over the race for buyers to be in a new home in time for Christmas has begun. The best time of the year to sell your home is an often-asked question. Spring seems the obvious answer to many. However, we believe that September also has a lot to offer for the following reasons:

 

Motivated buyers

Would you like to be in your new home by Christmas entertaining family and friends? Buyers out hunting in September are focussed on this. For many, Christmas becomes a deadline date and really motivates them into making an offer sooner rather than later as the average sale length is currently 10 to 12 weeks.

 

School admission deadline dates

Did you know? Many school admission deadlines are in February. Schools are often a key reason why many families move home. Families need to be moved into their chosen area in order to have the best possible chance of getting their children into their preferred school. These families tend to start house hunting as soon as the summer holidays end.

 

 

Focus on those cosy features

September is a time where gardens become less of a must-have. Buyers still love them, but homes which struggle with outside space sell much better in September as buyers’ mindset turns towards cosy features such as open fires and wood-burning stoves. Make sure yours is lit for any photos!

Improved views

Does your home have a view? Is it blocked out by the trees in full leaf? As Summer turns into Autumn the trees start to drop their leaves. Suddenly – buyers can see your fabulous view and this can be a key selling feature to your home!

 

Kids are back to school

This is the most obvious reason of them all. Both home sellers and home buyers with families delay any moving plans because of the summer holidays. Come September, the kids are back at school, and houses become easier to keep tidy! Potential buyers appear more relaxed, many

choosing to view when the kids are in school!

 

Last of the good weather

September often offers the last good weather of the year before the short cold days set in, and therefore still showing houses in the best light both figuratively and literally!

 

The Statistics

According to Google trends, the number of people searching the main property portals drops by 30 per cent from the start of November to the start of the new year. Placing your property on the market at the start of September gives you two months to sell before the numbers decline.

Properties are selling very quickly and often above asking prices, with many not even reaching the market before selling and we expect the market to only get busier in the coming month or two.
