Osprey works with individual landlords, high net worth clients and institutions; in each case we try to combine value for money with a high level of service. We provide all property management functions and customer services from our head office in Oakham and branch offices in Hull, Stamford and Kettering.

Lettings are undertaken by our own qualified and experienced staff to enhance landlord and tenant relationships and provide expertise in lettings and property management.

Our unique approach to letting and managing properties, our quality of service and our sound advice has resulted in an increased amount of landlords instructing us to ensure they are maximising their rental returns whilst minimising their running costs.

We offer landlords two main packages, however, services can be tailored to an individual landlord’s request:

Osprey Full Lettings and Management Service:
  • Property appraisal to ascertain the rental income attainable.
  • Preparation of property details, photographs and advertising and marketing the property to include; to let boards, local press advertising and website advertising on www.osprey-property.co.uk and www.rightmove.co.uk
  • Accompanied viewings of the property, liaising with prospective tenants and obtaining full references and a credit history. Where necessary additional security will be negotiated by means of a Guarantor or six months rental paid in full at the start of the tenancy.
  • Preparation of the appropriate Assured Shorthold Tenancy Agreement/Contract.
  • Compilation of full inventory and Schedule of Condition at hand over, together with digital photographs where appropriate.
  • Taking a deposit from the tenant. Such deposit to be administered by the Agent as stakeholder and held in a Government approved based scheme.
  • Collection of rent and production of monthly statements and payments to landlord. This is done direct to bank or by cheque if requested.
  • An inspection of the property will be carried out by the Agent within the first quarter, and periodically thereafter.
  • Fair rent negotiations to ensure rents keep pace with inflation, rent increases will be implemented annually if the market dictates so.
  • Co-ordination of repairs or maintenance including arranging for tradesmen to attend the Property and obtain estimates where necessary, supervising works and settling accounts on behalf of the Landlord.
  • Carrying out a full property inspection & inventory check at the end of the Tenancy; dealing with matters relating to unfair wear and tear prior to release of tenants deposit.
  • Completion of necessary annual tax return for overseas clients.

Osprey Tenant Find Service:
  • Property appraisal to ascertain the rental income attainable.

  • Accompanied viewings of the property, liaising with prospective tenants and obtaining full references and a credit history. Where necessary additional security will be negotiated by means of a Guarantor or six months rental paid in full at the start of the tenancy.
  • Preparation of the appropriate Assured Shorthold Tenancy Agreement/Contract.
  • Compilation of full inventory and Schedule of Condition at hand over, together with digital photographs where appropriate.
  • Taking a deposit from the tenant. Such deposit to be administered by the Agent as stakeholder and held in a Government approved based scheme.
  • Rent monies taken at commencement of the Tenancy will be handed to the Landlord,after deduction, together with one copy of the lease and one copy of the inventory and a statement.

Please note that after lettings and the initial rental payment, all future rent collection and correspondence regarding maintenance and repairs is done direct between the landlord and tenant.
